The Town of Pelham Community Planning & Development Department is responsible for development review within the town. The Planning Division processes development applications including:

The Regional Municipality of Niagara and Niagara Peninsula Conservation Authority may also require fees for the review of development applications.
Niagara Escarpment Development Permit applications are submitted to the Niagara Escarpment Commission directly.

Zoning Approvals
Zoning plays an important role in the geographical makeup and function of any city, influencing where land development can flourish. The Town of Pelham has a comprehensive archive of Zoning By-Law information to facilitate your expansion or relocation process.
Details such as the height of buildings, the number of metres a building must be set back from the street and landscaping requirements are examples of how zoning will affect your business. Please note that all Zoning By-laws are legally enforceable decisions of Pelham Council. Proposed developments that do not fit the By-law requirements are not allowed to proceed without amendment.
