Pelham, ON – Pelham, ON – The Town of Pelham was pleased to welcome the Minister of Municipal Affairs and Housing Paul Calandra, Associate Minister of Housing Vijay Thanigasalam, and MPP Sam Oosterhoff to tour a standalone secondary dwelling unit in Fonthill on August 6, 2024.
"Premier Ford and our entire team are committed to getting more homes built to fix the housing crisis and make affordable home ownership a reality," said Sam Oosterhoff, MPP for Niagara West. "That is why I was glad to host the Minister of Municipal Affairs and Housing and Associate Minister of Housing in Niagara to tour the Flexobuild model home in Pelham. I appreciate the team at Flexobuild and Town of Pelham for showing us what can be achieved to get housing built when people work together."
The Town of Pelham passed By-law No. 4371 and No. 4368 in 2021, which permits second-dwelling units to be built without requiring additional zoning approval or a request for variances as long as the unit is within specified floor areas and heights. The Town aims to have permit requests for these units approved within 10 days of application, helping to expedite the process for residents to add these units.
“Secondary dwelling units provide Pelham and other municipalities with opportunities to expand housing availability that match the look and feel of the existing community,” said Director of Planning and Development Pamela Duesling. “I look forward to hopefully seeing more permit applications for this type of unit in Pelham in the near future as the community grows.”
Flexobuild is a Niagara Region-based provider of residential housing units that can be assembled within a few days using steel structural insulated panels. These units are designed to serve as both primary and additional dwelling units.
“We are tracking well into our business plan of completing additional homes and are scheduled to deliver several more units this year. While actively working with a few housing developers, we look forward to significantly scaling up production next year,” explained Flexobuild President and CEO Ray Joncas. “Flexobuild continues to lead the way in providing a compelling, high quality and viable home solution.”
Regional Councillor Diana Huson and Pelham Councillor Wayne Olson also toured the two-bedroom unit, which has a floor plan of just over 567 square feet.
